We've been wanting to buy a new home for two or three years. Because of our limited budget and desire to maximize efficiency, we never had a "must-buy" mentality. The thing we're most grateful to Patty for throughout this journey is that she never lowered her service because of our limited budget or conservative offers. Whenever we seriously considered a property, she would personally visit the site to assess its condition, analyze its pros and cons, identify what aspects were worth keeping, and determine what would require future financial intervention. Even after we made an offer, she didn't pressure us to raise it. Instead, based on our affordability, market conditions, and her professional judgment and negotiation skills, she determined the most suitable offer for us. For the first property, our offer ultimately lost to a higher cash offer. Even the seller himself wrote to us afterwards, saying that without Patty's professionalism, he wouldn't have even considered our offer, let alone given us a chance to counter. We made it to the second round with the second house, but then encountered an all-cash builder again, so we had to accept it 😂 As for the third house—the one we finally bought—I actually rejected it instantly when it first came on the market. The condition was poor, the yard was cluttered, and the layout wasn't to our liking. It sat on the market for months, the price dropping again and again. After the first two failures, we thought, "Okay, let's take a look anyway." Our first reaction was still to find fault with everything 😂 But the lot was large, the school district was good, and there was a park nearby. Many of the things we didn't like could actually be changed. The question was—how to change them? Of course, we asked Patty. Patty, leveraging the market conditions at the time, the number of days the house had been on the market, and combining a comprehensive valuation analysis with effective negotiation strategies, managed to negotiate a price down to— **$120,000 less than the asking price!** Yes, a whopping $120,000! This gave us a significant amount of flexibility to slowly build the home we truly wanted. And Patty's professionalism didn't end on the day of the sale. After the sale, she was incredibly helpful with any questions about the house; if she didn't know, she knew who to ask.
